Home Affordability Calculator

How much house your income supports. See the price, loan and full monthly payment at three debt-to-income limits, from comfortable to aggressive.

Comfortable price$0
Income and debts

Debts are the minimum monthly payments on car loans, student loans, credit cards and similar, not rent or groceries.

Taxes, insurance and dues

PMI is added only when the down payment is under 20% of the price. 0.50% is an illustration, so replace it with your lender's quote. Virginia county and city tax rates are on the tax rates page.

Debt-to-income limits

Debt-to-income is your monthly housing payment plus other debts, divided by gross monthly income. These three limits are common rules of thumb, not a promise of approval: each lender and loan program sets its own, and credit score, reserves and the loan type all matter.

How the price is found

The most you can spend on housing each month is your gross monthly income times the limit, less your other debt payments. The calculator then searches for the highest price whose full payment fits under that number: principal and interest on the price less your down payment, plus property tax, insurance, HOA dues and, below 20% down, PMI. The result is rounded down to a whole dollar. A lower rate, a bigger down payment, less debt or lower taxes and insurance all raise the price; PMI and dues lower it.
