Prorated Rent Calculator
Rent for a partial month: a mid-month move-in, a move-out, or a stay between two dates. Pick how days are counted and see what each method would charge.
Month by month
A month covered from the first to the last day is the full rent; a partial month is prorated by the method you chose.
How the methods compare
Same rent and dates; only the way days are counted changes.
How the proration is figured
Actual days in the month is the monthly rent divided by the number of days in that month, times the days charged. A tenant moving in on August 10 is charged 22 of August's 31 days. The calendar sets the length of February, so leap years are handled without any input.
30-day month is the monthly rent divided by 30, times the days charged. It is simple, but a 31-day month's share comes out slightly different from the calendar. A whole month is always charged as the full rent, and a partial month is never charged more than one month's rent.
365-day year is twelve months of rent divided by 365, times the days charged, which spreads the yearly rent evenly over every day of the year.
The move-in day and the move-out day each count as a day of occupancy unless you turn them off. Each month's amount is rounded to the cent, with half a cent rounding up. For a move-out where the month was already paid in full, the summary shows the difference as the amount to refund.
